Job Summary The Property-Facilities Maintenance Manager manages the network's non-hospital properties maintenance not covered by the Landlord, supporting the organizations tenants, ensuring building security, financial management, maintaining contact with all involved parties and other aspects. Manages multiple priorities and is responsible on a daily basis for providing the maintenance operations of an assigned building portfolio. Requires on-site evaluation to assess condition, relay work requirements to both in-house and outside vendors and review final work for approval. Provides 24/7 oversight of assigned buildings, fields calls from tenants to determine appropriate resolutions.
Manages operations of network buildings, ambulatory sites and medical group locations; including accounting, budget and capital projects, purchase orders, tenant relations, maintenance and repair, security, janitorial services, landscaping and parking. Ensures that property files are properly maintained and kept up to date in accordance with department procedures. Responsible for project management, which may include working with third party vendors and construction.
Provides excellent customer service to all involved parties and must be thoroughly familiar with the terms of the tenant leases. Responds to requests/problems in a timely and courteous manner, and generate work orders directed to vendors and/or maintenance staff. Follows up with the tenant to ensure satisfactory resolution of issues. Discusses terms and conditions for providing management services with customers. May assist with tenant written communication. Maintains corrective and preventive maintenance programs for all assigned areas, buildings, grounds, equipment and systems to maintain in good working order to remain in compliance with warranties, extend useful life and minimize unexpected failures. Complete work orders in a timely fashion, following the procedure determined by type of system being utilized. Coordinate and schedule any work outside the scope of facilities engineer's responsibility.
Responsible for and ensures 24-hour emergency coverage for properties operations and assures timely response to after-hour calls, managing and delegating maintenance staff and contractors. Independent management of the FFE inventory for non-hospital FFE.
Performs regular inspections of buildings to evaluate operations and assess physical needs; performs at least two (2) annual walk inspections. Delegates responsibilities to outside vendors and internal employees.
